1. Select Your Property
After reviewing our property listings, select which one you like. In the Buy Now section on the Available Properties page, click the Land Purchase Deposit button and complete the $49.95 fee. The fee allows you to reserve the right to purchase the property and will be deducted from the total purchase price at closing. CLICK HERE for more info!
2. Fill Out Information
You will receive an email from us confirming the property you want to purchase, whether you want to pay with cash or seller-financing, and other information needed to complete the paperwork. Reply ASAP with this info!
3. Sign Paperwork
For Cash Purchases, a purchase agreement will be sent to you to sign. For Seller Financing Purchases, a promissory note will be sent to you to sign as well as a deed of trust that will need to be signed and notarized. Review, sign and return the documents ASAP!
4. Pay
For Cash Purchases, an earnest money deposit will be due at signing of the purchase agreement and closing will be facilitated by a title company. The earnest money will be credited to the total purchase price at closing. For Seller Financing Purchases, a down payment will be due at signing of the deed of trust and promissory note.
5. Enjoy Your Property
Once you receive the signed agreement back, you are welcome to enjoy the property! For Seller Financing Purchases, all monthly payments will be due on the first of each month throughout the term of the financing.
6. Closing
For Cash Purchases, the title company will record the warranty deed with the county and deliver it to you. For Seller Financing Purchases, we will record the deed and the deed of trust with the county and send you the recorded copies. Once all payments have been completed, the warranty deed will be delivered to you.
